🔥 Inventory: Currently, there are 8,800 homes on the market in Austin, which is a decrease from late 2022 and early 2023. This is still a significant surplus compared to earlier 2022, but it's important to keep an eye on these numbers as they can greatly impact the market dynamics.
📈 Days on Market: I've noticed a wide variety in days on the market, with homes in desirable areas like Lakeway or Bee Cave selling faster than those in Northeast Austin. Generally, homes that are priced well, in a good part of the community, and zoned for highly rated schools sell within a month or two.
🛠️ New Construction: I've seen some fantastic incentives on inventory homes offered by builders. These include covering closing costs and offering credits to buy down interest rates, making new construction a great option for those looking to buy right now.
🏡 Buying: There are plenty of opportunities for homebuyers in Austin's current market. Although interest rates are high, we can still work around it and find great deals. Be prepared to act quickly when you find a home you love, but also know that multiple offers are less common than they were just a few months ago.
