I’m Darin Bjerknes with eXp Realty, your favorite Woodbury Realtor. 
Today we are highlighting Stonemill Farms.  This development was established in 2002 and it is now made up of just under 1200 homes consisting mostly of single-family homes, about 100 townhomes, and 26 villas.  The vision was to create a resort-like community within the heart of Woodbury and I think they came pretty close.  Stonemill is just south of the Dancing Waters neighborhood. It is boarded by Valley Creek to the North, just East of Manning Ave., and Bailey Rd. To the south. 

What you’ll notice right away when you visit Stonemill Farms are the number of trails that run throughout the development.  You’ll see plenty of people out for walks, runs, or bike rides. 

As far as amenities, Stonemill Farms has a lot of them…. They’ve got a community center, 24-hour fitness center, game room, gathering room with full kitchen, hockey rink, skating rink, a large Aquatic Center with Pool, splash pad, yoga room, 5 private parks with playgrounds, soccer field, 4 basketball courts, and walking trails galore. 

To help pay for all of the amenities, Stonemill has an association fee of $128/mo that includes sanitation and professional management.  If you’re in a townhome the association fee is $200/mo but also includes lawn care and snow removal. And since it has a mandatory association, you’ll also have the usual rules and regulations.  If you’d like a copy of the rules and regulations feel free to email me and I’ll send you an electronic copy.

Stonemill Farms is also big on many social events throughout the year to get the neighborhood involved and connected.

The school district for Stonemill is 833 or South Washington County which is serviced by Liberty Ridge Elementary, Lake Middle, and East Ridge High School, all very highly rated schools.
