5 Years Later: The Mandarin Oriental Construction DISASTER

This ambitious project, which began back in 2019, includes a 164-room hotel and 86 luxury condominium units. Now, as 2024 draws to a close, the construction progress has been frustratingly slow, with the completion seemingly nowhere in sight.

Larry expresses disbelief at the sluggish pace, calling it "unbelievable" that the project is still far from finished. He highlights that the developer, Penn-Florida, has a strong track record in retail development but lacks substantial experience in constructing high-end luxury spaces like this one. The financial strain on the project has become evident, with the developer having to refinance multiple times. According to Larry, these refinancing efforts point to significant underlying issues.

One of the most concerning aspects is the long wait faced by buyers. Many of these investors committed to the project five years ago, putting down hefty deposits for units priced in the millions. Some of these luxury condos were expected to close at prices ranging from $4 million to $10 million. Buyers had high expectations for an exclusive product in one of Boca Raton's most desirable locations, but the continual delays are raising concerns about whether those expectations will be met. This video sheds light on the growing frustration and uncertainty surrounding one of South Florida's biggest real estate developments.
