The old strategy of listing high and negotiating down, when selling your home, is kind of a thing of the past, specifically when you’re in a hot market? Now, why is that? Hot markets bring lots of buyers. And with these buyers often comes multiple offers and it’s often the case that emotions get involved when the buyers compete which results in a bidding war that drives the price up. Now, listing at a reasonable price will bring lots of the attention and traffic that is needed in order to get a bidding war going. If, you list too high, you’ll have significantly less traffic than if you had listed reasonably which will result in no biding war, much lower offers, if any at all, and a sub-par contract that almost always ends up bring below where the original reasonable listing price would have been because you’re communicating to the market, today, in 2023, that you have unreasonable expectations of your home’s value. So do yourselves a favor, list reasonably.
