What is a professional tenant? How do you deal with a professional tenant?

In this video, we are discussing every real estate investor nightmare!
Many Landlords have heard of a professional tenant and if you haven't, you should!

A Professional Tenant is someone who explicitly rents a property with the intention to not pay rent, abuse the landlord and abuse the Landlord and Tenant Board.
The Landlord and Tenant Board Ontario is where Landlords and Tenants go to settle disputes. It is otherwise known as the LTB Ontario. As many of us have experience with the LTB, we know how it is awfully congested which leads landlords to ask the questions like... how to evict a tenant? If you can't go through the LTB or it takes too long, what do you do? What if you have a tenant not paying rent? Do you turn to the Residential Tenancies Act? Ontario Landlords have long struggled with these problems in the system surrounding Landlords & Tenants which has unfortunately fostered the development of what is now known as ... The Professional Tenant.

This is highly problematic as Tenants who are successful at abusing the system... and landlords, are able to get away with thousands of dollars of unpaid rent! And sometimes... a form of blackmail.

So what do you do if you have a bad tenant? Landlord and tenant laws are in place to protect both landlords and tenants. The laws are arguably not fair to Landlords in any case, but even for the ones that are... enforcement takes an UNREASONABLE amount of time. Time that can cost the landlord thousands of dollars! Which is why so many real estate investors will look to alternative methods of renting property, like AirBnB, commercial leases, shared accommodations with landlords, and so on. So many landlords have horror stories about their tenancies it is no wonder there is so much animosity between both landlords and tenants.
