Hi, I'm Roger Pettingell, Sarasota's luxury waterfront property specialist. Welcome back to this solo edition of REALTALK™. I'm here by myself today in the hot sun while Mary Kay is out west cooling off.
So sometimes we get this viewer email that asks different questions, so I thought I'd take one of those on today and somebody wrote me and they said. "You know, we've really been trying to find our Sarasota dream home but we can't exactly find, you know the right view, the right space. You know, is it built up high enough to current codes? You know, what about building a home?"
So there really is a lot that goes into that, and one of the key things of course is, picking the selection of the area. So at first you really want to pick the neighborhood. You can kind of decide that even by looking at existing in-house inventory that's out there. But don't limit yourself to just looking at vacant lots, because we're seeing tear-downs right and left now. So look kind of, of course you don't really want to pay for the structure, or you want to pay as little as possible, because you know you're actually gonna be paying to tear it down.
So determining are you a Longboat Key person, are you a keys, Siesta, Lido person? Do you want to be near downtown? Deciding that first is really important.
Then, work to find the correct lot, and what's going to be correct about it. You really need to find the things that are being at either the right view for you, you need the right space, you may want to talk to the builder or an architect ahead of time. You need to understand just how much coverage you're gonna take on the lot. There are different rules with the towns and the cities that are going to preclude building too much on a given site.
So you kind of want to do your wish list. Probably think about like, what do I want to build? I think the smartest people really either get with an architect or a builder before they go lot shopping. So that they know exactly what to look for, so that it's the right size. If it's not going to be the right elevation, you need to budget in that you're going to be increasing the height of the elevation, by bringing in fill. So that's going to be an added expense.
One of the things you might look to, is doing soil tests. You know, is there muck on the lot? Is that something that you're going to have to clear out? There's a lot that really goes into buying a lot, or a tear-down house. And so, you probably want to give yourself a contingency in your contract. Usually 30 days is enough to be able to clear everything up. And decide whether it's going to work for you, and your builder, and your budget.
