Checking a tenant's rental report history could be the one thing that saves you from dealing with a disaster. Within a rental report history you could find where they currently live, previously lived, and contact information to their previous/current landlord. This can help you find out more about them and help you decide if they are the right tenant for you or not. Some questions you might want to ask are:
How long have they been living at their current address?
Why are they moving?
Whether they are willing to submit a rental application and authorize a background check?
Whether they are willing to provide references from previous landlords and employers?
Whether they have been evicted from a previous apartment?
Taking this extra step can save you the hassle of dealing with a nightmare tenant and I believe every property owner should do this!
