This is to let you’ll know that a non tribal person cannot buy agricultural land from any person declared as a tribal or adivasi ! Section 36(a) of Maharashtra Land Revenue Code explicitly prohibits such transfers.
Believe me, in the last decade I’ve myself got so many offers to buy Adivasi land at a much cheaper price, but i have obviously rubbished all such offers. People will tell you there is a way to make this transfer legitimate after a ‘special permission’ from the Collector; but please please stay away from such transactions because you will 101% lose your money.
Even if you’re willing to transact, the registration officer at the registrar’s office will deny the property registration on your name. In fact, one can only lease an Adivasi Land from an adivasi and that to after a prior approval from the collector. 👨🏻⚖️
