The short answer is it will cost you about 7.5% to get your home sold in Maryland. These are known as sellers closing costs.
I personally charge 6% commision which is split between the two real estate agents who represent you and the buyers. The other 1.5% are various taxes and fees charged by the state and county.
Your home's buyer also has closing costs which are typically between 3% to 4% of the homes sale price. However, sometimes buyers do not have the funds to cover their closing costs and still qualify for their home loan. In these cases, they may request the seller contribute to the buyers closing costs in their offer. This is common among first time home buyers and those using the VA Loan.
Many Maryland Realtors also charge a flat admin fee to cover other expenses from the brokerage. These range from $295 to $495.
There are some expenses you will actually get credited back at closing. If you pay your property taxes for the entire year, you will get credited back for the taxes covering the remainder of the year. This also applies to other expenses such as HOA fee's.
Marketing cost is also another consideration. Some real estate agents charge additional fee's to cover their marketing costs. I personally do not, but marketing costs can add up quickly. I typically spend anywhere from $700 to $1,000 in marketing my listings. For me, this covers photography, videography, print material, just listed postcards, and Facebook ads. I have seen other agents charge a flat fee up front for marketing. Some agents tell their clients to choose what marketing they would like and charge them accordingly. Some agents have the clients pay upfront for marketing and then reimburse them for the cost at closing if the home sells. And of course, some agents don't spend anything on marketing at all and simply take photo's on their cell phones.
So the cost to sell your home in Maryland can run anywhere from 7.5% to as much as 11.5% of the sales price if you have to cover the buyers closing cost.
