#1. Quit Claim Deed
This is the quick and simple method. It’s one and done. But, there are some cons:
- your child will lose certain tax benefits that arise with an inheritance
- your child will not qualify for most first-time homebuyer programs
- once it’s transferred, you can’t get it back unless your child signs a new deed
