The Government has introduces a mandatory five-year electrical safety check in the private rented sector from 1st July 2020.
From 1 July 2020, all new private tenancies in England will need to ensure that electrical installations are inspected and tested by a qualified person before the tenancy begins.
The landlord of that property will then need to ensure the installation is inspected and tested at least every five years – and more often if the most recent safety report requires it. Where there is shorter tenancies, then a Visual Electrical Safety Check will suffice - under the Guidelines of the NICEIC, however if issues are found, then a Full Inspection may be needed to be carried out.
For existing tenancies, an Electrical Safety Test (EICR) will need to be carried out by 1 April 2021, with regular tests following this as explained above.
