A failed home inspection is no fun for a buyer or a seller. These are the 5 different reasons we see home inspections fail:
1.) Foundation issues. Cracks, caving, warping, all very bad and very serious problems that need to be fixed!
2.) Termites. These are unfortunately common, but can be treated and fixed.
3.) Electrical issues. These can be a major fire hazard, and depending on the issue it can get expensive, so you want to assess what the cost to fix would be before taking it under your wing.
4.) Asbestos. Depending on how much is there, a simple option like encapsulation can be done, but it can get very expensive if theres a good amount present.
5.) Mold. This is a common issue, but not an issue to take lightly. We see mold especially in attics of houses built in the 80s and 90s. It can be fixed, but sometimes it's just not salvageable.
