We painstakingly looked into this, and after exhausting every other possible cause....the humble cap screws were the culprits!
It's incredible how must water loose fitting screws let in over time. So if you have the telltale trickle on the bottom corners of the frame, this is the solution!
If the screws are very corroded, then use slightly larger gauge replacements.
