In this episode Christine Janaway explains when you should use an Assured Shorthold Tenancy (known as an AST) and when you should use a lease. She shares some things you should discuss when drawing up heads of terms for a lease and also gives advice about negotiating to get the best lease terms for you.
Christine Janaway is a Fellow of both the RICS and ARLA. She has been a qualified surveyor since 1989 and started her investment journey shortly after qualifying. Her career has predominantly focussed on Commercial Leases, acting for both owners and occupiers of commercial premises, she has been Partner in Charge of a large fee earning team at a national property consultancy and Head of Property at two national estate agency chains. She has also acted as Independent Expert in the rental and capital valuation of Care Homes. Her client list includes the estate of the largest private Trust in the UK, Universities, Local Authorities, national charities, banks, supermarket chains and bar-owning breweries, amongst others. She also owns a residential letting and management agency covering the North Cotswolds.
Christine now mainly focusses her investment activity in Social and Supported Care, and she offers a lease consultancy service for investors wishing to move into the sector, working in partnership with solicitors and other professionals. She can be contacted at:
