A reservation for an easement arises when a vendor sells part of their land and reserves an easement (in their favour) over the land sold (e.g. if they wish to reserve a right of way over the land sold).
The courts are against the idea of reservations (an individual selling a land and then trying to keep rights over it).
As a result, easements created by reservation can only be created when expressly stated in the deed of the freehold or leasehold transfer. It CANNOT be implied (unlike a grant).
