How do you find private money?

I’ve used private money lenders though my career to fund my deals multiple times.

And anyone can do this they just don’t know how to start.

Private money lenders present 2 problems for most people:

a) Where to find them?

b) How to borrow their money?

Okay so first, I met mine by going to REIA events and meeting with people.

I met this guy, we talked and established a connection meaning we exchanged contact info.

After some time, I found this duplex for $140K and showed him the deal.

He said he’ll borrow me money for the purchase price.

And after doing some repairs, I pulled out 80% of the equity which paid for everything.

The rent was paying the new mortgage and I was still making $400/mo profit.

The second problem is how to borrow money…

Or why would they borrow money to you?

These guys are seasoned investors and are not hunting for as many deals as they could find.

They’ll rather lend money to someone and make easy interest on it.

It’s less work for them and less risk since they won’t accept bad deals.

But you need to have a good relationship with a lender and show him only the best deals you can find. Make sure you’re not wasting their time.
