▶ In case of Under Construction property or a New Flat there is a RERA Number, you can put that RERA number on the search option of the RERA Website and you will get all the details about the property.
▶ For Resale you need to Check the following Documents :
1) Agreement of Sale (Sale Deed)
2) Society Registration Certificate
3) Share Certificate
4) Maintenance Receipt
5) Property Tax Bill
6) Light Bill
7) Gas Bill
8) Sanction Plan
9) Commencement Certificate
10) Occupancy Certificate
🔸There is a confusion between Occupancy Certificate and Bhogavata Pramanpatra but both are same. In Mumbai it is called Occupancy Certificate and in Navi Mumbai it is called Bhogavata Pramanpatra.
➡ Once you get the copy of the above mentioned documents check the same with a reputed Real Estate consultant & get a search report from a knowledgeable lawyer.
